Welcome to the website of the North Derbyshire and Bassetlaw Housing Market Area (NDB HMA). Here you will find a range of information relating to the work taking place in the HMA, including the delivery of the area’s joint housing strategy and work being undertaken in relation to the Single Conversation.
The NDB HMA is located to the south of Sheffield and Rotherham and includes the local authority areas of North East Derbyshire, Chesterfield, Bolsover and Bassetlaw. The NDB HMA lies to the north of the East Midlands region and straddles the county council areas of Derbyshire and Nottinghamshire. The HMA is also part of the Sheffield City Region, which consists of the four local authorities within the HMA along with the South Yorkshire authorities of Sheffield, Barnsley, Rotherham and Doncaster, and the Derbyshire authority Derbyshire Dales.
The four authorities were originally identified as a HMA in 2005 in a report for the East Midlands Regional Assembly and the Regional Housing Board. The report recognised that the four authorities face many similar issues and are joined by the common factor that their housing markets are influenced by the major urban areas of Sheffield and Rotherham, located across the regional border. More recently, the Strategic Housing Market Assessment (SHMA) confirmed that the housing market area does exist.
Since being identified as a HMA, the four authorities have strengthened their collaborative working, commissioning four joint housing needs studies and a joint housing strategy for the HMA, establishing a governance structure to deliver their work and attracting joint funding from regional bodies. With the introduction of the Homes and Communities Agency’s Single Conversation, the partners’ collaborative working is only set to continue and strengthen further as this process moves forward.
